Lexington is an authorized title agent for First American Title Insurance Company, Fidelity National Title Insurance Company, Old Republic Title Insurance Company, Stewart Title Guaranty Company and AmTrust Financial Services. We hold licenses to operate as a title agent in New York, New Jersey, Pennsylvania and Texas. In other states, our strong relationships with all the major national title insurance companies allow us to facilitate title policy issuance in commercial transactions across a national platform.

Since title insurance is regulated at the state level, available title policy coverages can vary substantially from state to state. Where appropriate, Lexington has the expertise to navigate you through the policy coverages available in your particular jurisdiction and to ensure that you obtain the best title coverage available for your transaction.

In addition, Lexington, working closely with the nation’s largest title insurance companies, will coordinate and facilitate every title insurance aspect of your transaction, from the initial title search, through title commitment preparation, title clearance and final title policy issuance.

New York Ancillary Fees

Collectively, they have over 100 years of experience working on some of the largest commercial transactions across the country. Their extensive experience allows us to assist you through all the complexities of a commercial transaction, such as advising you on conveyancing, transfer tax and mortgage tax issues and navigating you through title exception clearance, title survey analysis and title policy coverages.
Lexington provides expert settlement and funding services for commercial transactions, whether it’s a single site deal or a multi-site transaction spanning the country. Our team will prepare a balanced settlement statement, verify all wire instructions to prevent incidents of fraud and provide confirmation of all disbursements so you can be confident that all funds will be distributed as instructed.
Lexington will also assist in obtaining UCC/Mezzanine coverage for transactions involving mezzanine loans which are secured by the ownership interests of an entity. Since the relevant interests in these circumstances are personal property interests, rather than real property interests, a separate policy, apart from a title insurance policy, may be required by the lender. These UCC policies provide insurance for mezzanine lenders over matters relating to attachment, perfection and first priority security interests in the collateral provided.
